How do I apply for a rental property?

You can view our current vacancies directly on our website. Once you find a property that fits your needs, click the “Apply Now” button to complete our secure online application. We typically review credit history, rental references, and income verification as part of our screening process.What are the standard move-in costs?

What are the standard move-in costs?

Generally, move-in costs include the first month’s rent and a security deposit (usually equal to one month’s rent). Depending on the specific property and your application results, additional deposits or fees may apply. All costs will be clearly outlined in your lease agreement.

What is your policy on pets?

Pet policies vary by property and are determined by the individual property owner. Some listings may be pet-friendly with an additional pet deposit or monthly “pet rent,” while others may have restrictions on size, breed, or number of animals. Please check the specific listing details or contact our office for more information.

Can I make changes to the rental, such as painting or installing fixtures?

We want you to feel at home, but any permanent or semi-permanent changes (including painting, hardware updates, or landscaping) must be approved in writing by the landlord or the property owner before the work begins.

What happens if I need to move out before my lease ends?

Life changes happen. If you need to break your lease early, please contact our office as soon as possible. Your lease agreement will outline the specific “Early Termination” or “Subletting” policies, including any associated fees or notice requirements.

How do I get my security deposit back after I move out?

After you move out and return the keys, we will conduct a move-out inspection. Your security deposit, minus any necessary charges for damages beyond normal wear and tear or unpaid balances, will be mailed to your forwarding address within the timeframe required by Kansas law (typically 30 days).

● All PROSPECTIVE tenants that are at least 18 years of age must complete a rental application or be a co-applicant.

● There is a $30 per person application fee. Applications do not secure or guarantee the property, and application fees are non-refundable.

● Applicants must submit proof of income with their applications.

● All persons living at the property must be on the lease.

● No OPEN chapter 13 bankruptcy.

● Most owners prefer no pets but properties vary, so please be sure to ask about specific pet policies and insurance specifications.

● Rent is due on the first day of each month and payable to Landlord.

● Rent received after the fifth of the month will be assessed a late fee.

● RENTERS INSURANCE AND UTILITY TRANSFER IS REQUIRED BEFORE MOVE IN.
